Mountain Woods Retreat - Terms of Agreement and Rental Rules

Early check-in and/or late checkout are allowed only if approved.
No sub-lease of property is permitted.
This is a NON-SMOKING property. Please understand that smoke can blow in through open doors or windows, or be carried in on your clothes, and that while this may not be noticeable to you, it can be very noticeable to others. Violation of this non-smoking policy is subject to cleaning costs including, but not limited to, carpet and furniture cleaning.
PETS – Pets are allowed upon approval. Please describe the type and size of any pets. Guests are responsible for any costs due to damage, cleaning or disruption caused by pets. Please be aware that the property is not fenced.
MAXIMUM OCCUPANCY – Guest occupancy is limited to six (6) persons.
MINIMUM STAY – Two (2) nights. Longer minimum stays may be required during peak or holiday periods.
MINIMUM AGE – Responsible renter must be at least 25 years old.
SECURITY DEPOSIT – Deposit is not applied to rent, but is refundable in the same manner as paid, provided:
CANCELLATION – If you must cancel, we will try to re-rent for your dates. If cancelling 30 days or more from the first day of rental, we will refund amount paid less a cancellation fee of $100, or 20% of total rent, whichever is less, or you may reschedule your stay at the prevailing rate for any available dates within one year with no cancellation fee. If cancelling less than 30 days from the first day of rental, we will refund amount paid, less cancellation fee, only if the property can be rented to another party. Cleaning fees and applicable taxes will be refunded whether we can re-rent or not. Early departure does not warrant any refund of rent, tax, or cleaning fees. Refunds will be issued in the same manner as payment was made or credited toward a future stay.
COMMUNITY AMENITIES – Rental of the property allows access to amenities managed by Incline Village General Improvement District (IVGID), some of which (beaches and boat launch) are available only to residents and their guests; amenity fees are not included in rental rate. The owner shall have no responsibility or obligation to grant a discount or refund as a result of circumstances wherein any IVGID amenities are unavailable or limited during your stay.
HOUSEKEEPING SERVICE – Housekeeping service is not included in the rental rate, but may be available at an additional charge. If you desire this service we ask for a minimum 2 week notice for scheduling.
RATE CHANGES – Rates are subject to change without notice at any time prior to acceptance of these terms.
PARKING – Each unit has one designated parking space and a “guest” space is available on a first-come, first-served basis. Parking in tandem (one vehicle behind another) is acceptable. Do not park in other units’ spaces. Street parking is also available, but may be prohibited during periods of snow removal. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
GAS FIREPLACE INSERT – The unit has a gas fireplace insert. Do not put paper, trash, or other materials in, on, or in front of the insert. To avoid overheating, do not turn the adjustable fan off (dial on left side). Other than the wall-mounted thermostat and fan, do not touch any of the fireplace controls or gas valve. A minimum $100 service call will be charged for tampering with the fireplace.
STAIRS AND WALKWAYS – There are two short flights of stairs to reach the unit, and all bedrooms are located on the upper floor; all stairways have handrails. During winter conditions, outside stairs and walkways may be icy or snow covered.
STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms or road conditions. We recommend that you purchase travel insurance if this is of concern. Mountain roads can be curvy and steep, and weather conditions can change rapidly. We highly recommend four-wheel drive and/or chains during the snow months.
TRAVEL INSURANCE – We recommend guests purchase travel insurance to protect against unforeseeable events such as illness or weather. We do not provide the insurance ourselves, and will be unable to assist you in any insurance claim aside from confirmation of reservation details.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretenses will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will be denied check-in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
This property is privately owned; the owners are not responsible for any accidents, injuries or illnesses, or loss of personal belongings or valuables. By accepting this reservation, it is agreed that guests expressly assume the risk of any harm arising from use of the premises, either by themselves or others whom they invite onto the premises. This Rental Agreement is made in Washoe County, Nevada, and its terms may be enforced in Washoe County at the sole discretion of the property owner.
Acceptance of and agreement to this contract is implied when first payment is sent.
